The building is about 25,000 square feet and has about 100 units under one roof: 75 private offices, 15 micro warehouse units, and 10 retail and specialty suites, including salon suites. Rent is all-inclusive and month to month, with no long lease. The building is still under construction and opens in early November 2026. Pre-construction tours are available now. The first 25 tenants get two weeks free and a spot on the founder's wall, and new Westshore members get 25% off the first month.

Micro Warehouse and Small Warehouse Space for Rent in Tampa
Our micro warehouse flex units run from 75 to 500 square feet, and units can be combined for more space. Rent is $750 to $3,000 a month by size, month to month. The building has loading docks, both drive-in and back-in, and carriers pick up every day. The warehouse zone has large roller doors and an open ceiling. Rent is all-inclusive and month to month.
Many of the trades in this part of Westshore need an office and storage, and they don't want to rent them in two places. Our neighbors include roofing, HVAC, tree service, cleaning, flooring, and renovation contractors. At Mango Space Westshore, you can run the business from a private office and keep your stock in a warehouse unit, in the same building.
Who it is for: Contractors and trades, e-commerce sellers, and other businesses that need to store stock, tools, or materials close to central Tampa. The units are for business use only, not household storage.

Retail Storefronts and Salon Suites in Westshore
Our retail and specialty suites are 75 to 500 square feet, so you rent the room you need and nothing more. Walk-in customers are welcome. Some suites are pre-plumbed for estheticians (all buildings have pre-plumbed suites, with limited availability), which can be the difference between opening next month and waiting on a build-out.
Who it is for: Retail shops, plus estheticians and lash, brow, threading, waxing, med spa, and tattoo professionals.

Coworking, Day Passes and Meeting Rooms in Westshore
When it opens, Westshore will offer day passes, bookable meeting rooms, event space, and virtual mail with a Westshore business address. Until then, you can book day passes and meeting rooms at our open buildings in Lutz and Wesley Chapel.

Mango Space Westshore is at 1101 N Ward St, Tampa, FL 33607, in Tampa's Westshore business district. The building is a few blocks from Westshore Boulevard, with I-275 and Memorial Highway (SR 60) close by. It is a short drive to Tampa International Airport, International Plaza and Bay Street, WestShore Plaza, and Raymond James Stadium.

About Mango Space
Mango Space is a family-owned coworking and flex office company in Tampa Bay. Bo and Amanda Peng founded it in 2019. We have 160 members across three buildings, plus a fourth building dedicated to private offices. Our Lutz and Wesley Chapel buildings are open now. Westshore, our largest building, brings the same all-inclusive, month-to-month approach to central Tampa.

Frequently asked questions.
What are the hours? Can I get in 24/7?
Yes. Members have access 24/7, including early mornings and late nights. Guest hours are 7:30 AM to 7:30 PM.
What warehouse units do you have, and how much do they cost?
Westshore has 15 micro-warehouse flex units. They range from 75 to 500 square feet and cost $750 to $3,000 a month by size. Leases are month to month, and units can be combined into larger spaces. You can rent a private office in the same building.
What are the lease terms? Is there a minimum?
There's no long-term commitment required. Leases are month to month by default, with 30 days' notice to move out. One-year leases get 3% off, and two-year leases get 5% off; those term leases run through the end of the agreement rather than the 30-day notice rule. If a month-to-month notice period runs into the next month, that final month is prorated. We can also do 6-month terms, and prepaying 6 months earns 3% off.
When does Westshore open?
Mango Space Westshore, our largest location, opens in early November 2026.
Can I tour before it opens?
Yes. Pre-construction tours of Westshore are available now by appointment. You can also take a 360° virtual tour of one of our finished buildings, or visit a finished office at another location to see what you'll get. If the office you want is already taken, we'll add you to the waitlist.
Is there a move-in discount at Westshore?
Yes. Move-in at Westshore includes 25% off the first month (Westshore only; there is no 50% offer), plus an early-bird perk of two weeks free for the first 25 tenants, who also get a spot on the founder's wall.
What's included in the rent?
All amenities are included. Rent is all-inclusive and covers your desk and chair (for offices). Monthly members also earn 1 credit for every $100 of lease for day passes and meeting rooms; credits expire monthly with no rollover. Office and warehouse leases include the same full list:
