How do I get into the building?
Members get in with facial recognition, Bluetooth, or a combo code. When you move in, we do a short orientation of about 10 minutes and set up your access. To add a colleague, we need a copy of their ID and a photo for the access system. Guests ring the intercom between 7:30 AM and 8 PM daily.
When is staff on site?
Staff are on site Monday through Friday, 9 AM to 5 PM, at all locations, including Westshore. Outside those hours, members still have 24/7 access, and support continues through our telepresence robot, virtual staff and logistics support. The on-site team moves between buildings, so key pickups work best between 10 and 4.
How much is due up front?
At all buildings, you pay one month's security deposit plus the first month's rent up front. The deposit takes your unit off the market. If you're holding a unit ahead of your move-in date, earlier calls said you may not pay rent until you move in; the current rule is deposit plus first month. If you prepay 6 months, you get 3% off.
Is the deposit refundable?
It depends on the situation:
If you back out after signing but before moving in, the deposit isn't refunded. Cancelling is treated as a 30-day notice, and rent and charges are due through the termination date.
When you move out normally, we refund your deposit after a move-out inspection, minus any deductions for damage or extra cleaning beyond normal wear and tear. The deposit can also be applied to your last month.
How do I pay, and how fast can I sign?
ACH and Zelle have no fee, and credit cards have a 3.5% fee. We usually send your lease through PandaDoc the same day as your tour, and invoices come as Stripe links. You choose your start date before signing. After that, it's fixed by the agreement.
Can I upgrade, move locations, or downgrade?
Yes. You can transfer or upgrade anytime. Cancellations and downgrades need 30 days' notice. When you upgrade, your deposit is topped up to match the new rent. Existing members get priority for upgrades.
Are there setup fees? Can you forward my mail?
Normal office, warehouse, and retail leases have no setup fee. Virtual mailbox has a one-time $35 setup fee, because we have to key your box. We normally provide one key. Weekly mail forwarding is $30 a month plus postage.
Do I have to book meeting rooms at the building where my mail goes?
No. You aren't tied to the building where your mail is delivered. We can make a conference room available at another location, depending on your needs and availability.
Do the suites have sinks or plumbing?
Yes. All of our buildings have pre-plumbed suites, including some at Westshore set up for estheticians, but availability is limited. Not every business needs a sink. Tell us what equipment you use and whether you need plumbing, and we'll match you to the right suite.
Can I modify or soundproof my space?
Often, yes. Walls or drop ceilings can be added on favorable terms. Acoustic insulation is already in the walls. Extra soundproofing is available at the member's cost.
How much is a private office at Westshore?
Private offices start at $500 a month for one person, $800 for two, and $1,400 for four. A one-person office is about 45 to 65 square feet, and a two-person office is about 80. There are also 3-, 6- and 8-person offices.
How do day passes work, and what do they cost?
A day pass is $35 and gets you a private office with a dual monitor, docking station, hardline internet, a lockable door, and a privacy screen. Monthly day-pass packages are $125 for 5 days, $185 for 10 days, or $325 for unlimited (from earlier campaigns). They're month to month, with no deposit, and you can use any of our buildings. Members book through CoWork; everyone else books at mangospace.com. Cancellations made less than 24 hours ahead aren't refunded, and unused days don't roll over. Westshore will offer day passes once it opens.
How do meeting-room credits work?
Monthly office and warehouse members earn 1 credit for every $100 of monthly rent, so a $900 lease earns 9 credits. Credits are for day passes and meeting rooms. They expire at the end of each month and don't roll over. If you cancel less than 24 hours ahead, you lose the credit. Virtual mail is a separate package and does not include a monthly credit allotment.
What credits buy:
- 14-person room: 2 credits an hour
- 25-person room: 3 credits an hour
- One-person private office day pass: 1 credit a day
- Golf simulator / content studio: 2 credits each
Extra credits cost $35 each. Credits bought in bulk (50 to 100) are 20% off and never expire (from earlier calls).
Can I bring clients or guests?
Yes. Members may bring guests. Clients are welcome, and larger conference rooms are available if your office isn't big enough. Guest hours are 7:30 AM to 7:30 PM. For meetings, we can program the front door to stay open 15 minutes before the start time, or guests can ring the intercom between 7:30 AM and 8 PM daily. Guest Wi-Fi needs no password. One-person offices are for one person only, and the lobby is for guests, not for waiting family members.
How do I book rooms, and what if a booking doesn't show up?
Members book through CoWork. Everyone else books at mangospace.com. If a booking or credit doesn't show up correctly, contact us and staff will fix it and restore any credits.
